A 5-acre rectangular parcel with several small homes and out-buildings has hit the market for the first time in generations. The listing price is $3.5 million.

The property just south of the intersection of Broadway and Napa Road includes 275 feet of frontage on Broadway. Its neighbors include the Lodge at Sonoma, Friedman’s Home Improvement and Broadway Market.

According to the listing, the property has “a variety of potential development plans” and a possible housing density of 20 units per acre or 100 homes in total.

The farm has been in the Serafini Zepponi family since the early 1900s, according to the listing. Until recently, the land was farmed and produced grapes for wine in the Sonoma Valley Appellation. The residences housed family members and farm workers. The current zoning, Gateway Commercial, includes the potential for retail, offices, multi-residential and more.
