After being on the market for five years, the county has finally sold the old Sonoma Valley Sheriff’s substation on Sonoma Highway for $381,000.
The county’s Community Development Commission, CDC, bought the one-acre property in November 2006 for $420,000 when the substation moved to a new facility on Grove Street. In August 2007, the property, which contains a 960-square-foot wooden building and a small shed, was placed on the market. The property is zoned Rural Residential within a General Plan Scenic Corridor and a maximum density allowed of two-acres per dwelling unit. The Covenants, Conditions and Restrictions prohibit more than two residential units on the site.
The property was sold to Dan and Julie Kidson, of Sonoma.
John Haig, capital programs manager for the CDC, said that in June, the property was re-appraised $330,000 and the property, at 16717 Sonoma Highway, was re-listed for $350,000. The CDC received two cash offers, one for $290,000 and the other for $381,000.
Haig said the CDC staff countered both offers at $420,378, and the Kidsons countered with a $381,000 cash offer with a 45-day loan contingency and 90 days to close escrow.
The board of supervisors on Sept. 24, told the CDC to proceed with the sale, and escrow will close no later than Dec. 24.
Haig said the Kidsons indicated that they are not flipping the property and would be building an 1,800-square-foot residence and will attempt to preserve as many trees as possible.
